Short-term rentals in Gulf Shores and Mobile, Alabama
Gulf Shores confines rentals to its tourist overlay and select zones, while Mobile usually requires a planning approval. How owners on Alabama's coast stay compliant.

Alabama's short coastline packs in a surprisingly varied market. Gulf Shores and Orange Beach are the resort core, with sugar-white sand, condo towers on the beach road, the Wharf's marina and amphitheater, and some of the best inshore and offshore fishing on the Gulf. Fort Morgan's quieter peninsula and Dauphin Island add beach houses on stilts, while Mobile, across the bay, brings Mardi Gras (older than New Orleans'), a historic downtown, cruise departures and medical and shipyard business. Summer drives the beaches; spring break, snowbird months and autumn fishing tournaments extend them. Condos dominate the beachfront, with houses and townhomes behind the dunes and in Mobile's older districts.
Gulf Shores
Any stay under 180 days counts as a short-term rental in Gulf Shores. Owners need a city business license plus an annual rental license, and the property must sit in a zone that allows it: the Tourist Rental Overlay District and certain business and multifamily districts. The standard single-family residential districts do not allow short stays. The city also asks for a 24-hour local emergency contact and periodic safety inspections. Orange Beach runs its own, separate licensing, so check it independently.
Mobile
In the city of Mobile, a rental needs a business license and, in most zones, a planning approval that involves an application fee, public notice and conditions on parking and occupancy. Parts of downtown within the Downtown Development District allow rentals by right. The planning step adds weeks, so start before closing if you are buying.
Taxes
Alabama's 4% state lodgings tax applies to stays under 180 days, with Baldwin or Mobile County and city lodging taxes on top; Mobile raised its city rate in 2025. Platforms remit some layers but not always all of them, and returns for the rest are due by the 20th of each month, even when there were no bookings.
Our advice
In a beachfront tower, the association and the building's insurance are the investment: study reserves, recent special assessments after hurricanes and the building's wind rating. For a house, verify that it is inside the overlay, not just near it, and price flood and wind cover before offering.
