Short-term letting in Cork city: rules and options for owners
Cork city combines steady business and student-driven demand with a presumption against new short-let permission. Where owners still have room to act.

Cork is Ireland's second city and a working one: the pharmaceutical and technology employers around the harbour, the university, the port and the English Market bring a flow of business travellers, visiting families and weekend guests. Occupancy tends to be steadier than in purely seasonal places, while nightly prices stay more modest than in Dublin or Kerry.
The planning position in the city
Cork city and its suburbs counted more than 220,000 people in 2022, so they fall squarely into the category of large urban areas in the June 2026 National Planning Statement. Cork City Council will apply a presumption against granting permission for new short lets of up to 21 nights. The statement allows a few exceptions, notably reusing a protected structure or vacant space above a shop, but an ordinary apartment near the quays should not be bought on the assumption that permission will follow.
The county is different. Towns such as Kinsale, Cobh or Midleton are well below 20,000 inhabitants and are assessed under the more flexible rules, with a two-year compliance window for existing operators.
Legitimate models in the city
- Home-sharing: rooms let in the house you live in, exempt from permission once notified.
- Letting your own home for up to 90 days a year while you are away.
- Properties with seven or more years of continuous short-let use and no enforcement, which the statement presumes should obtain permission.
- Medium stays for contractors, interns and relocating staff, outside the short-term definition.
Registration, tax, practicalities
From 1 December 2026, the planned opening date of Fáilte Ireland's register, every unit will need a number displayed on its listings; in the city, planning compliance is expected at registration. Revenue taxes short-stay income as a trade when the activity is regular and commercial, and as occasional income otherwise, with narrower deductions. Many city-centre units sit in managed blocks, so check house rules and the lease as well.

Neighbourhoods, hospitals and the October jazz weekend
Guests rarely ask for "Cork"; they ask for a part of it. Shandon, on the northside hill below the church and its bells, suits visitors who want character and do not mind steep streets. The Victorian Quarter around MacCurtain Street sits close to Kent Station, which matters to rail arrivals from Dublin. Sunday's Well and Montenotte offer views over the river, while Douglas, Blackrock and Ballincollig attract families who want space and parking.
Several institutions create stays that are neither tourist nor corporate in the usual sense. Cork University Hospital in Wilton, and the Mercy in the centre, bring locum doctors, nurses and patients' relatives. University College Cork and Munster Technological University in Bishopstown generate conference visitors and graduation weekends. Apple's European base at Hollyhill has long brought visiting staff to the northside.
The calendar peaks on the October bank holiday weekend with the jazz festival, and on big match days at Páirc Uí Chaoimh on the Marina. Those dates justify firmer pricing and longer minimum stays.
A point of caution: parts of the flat of the city near the quays, such as Morrison's Island, have a history of tidal flooding. Check the insurance position and the ground-floor layout before buying or furnishing a low-lying unit.
