Short-term letting in Cobh and East Cork

East Cork around the harbour offers a different proposition from the city. Cobh, with its colourful terraces, cathedral and Titanic and emigration history, welcomes cruise passengers and day visitors; Fota Island has its wildlife park, house and golf resort; Carrigtwohill and the surrounding villages house commuters working in Cork and the harbour industries. The mix of leisure and business demand, and the rail line to the city, give the area a steadier base than purely rural coast.

Towns below the threshold

Cobh had about 14,000 residents at the 2022 Census and Carrigtwohill far fewer, so both fall under the more flexible part of the National Planning Statement approved in June 2026. Cork County Council will look at whether there is high housing need locally, whether short lets are clustered in the same estate and any traffic, flooding or pollution risk. With commuter pressure on housing in these towns, the housing-need test is the one to prepare for.

Three positions an owner can be in

• New project: apply for change of use, with a clear case that the property suits visitors rather than local families.
• Existing let without permission: two years to regularise; seven or more years of continuous use without enforcement brings a presumption in favour.
• Your own home: letting rooms while you live there, or the whole house for up to 90 days while away, needs only notification.

Register and tax

The national register run by Fáilte Ireland is due to open on 1 December 2026; each unit gets a number that must appear on every advert. Income from regular, commercial letting is trading income, where furnishings qualify for capital allowances. If you only let occasionally, it is taxed as other income with narrower deductions.

Apartments and estates

Newer developments around Carrigtwohill are often run by owners' management companies whose house rules can restrict letting. Check the lease before you invest in furnishings.

Harbour islands, a cross-river ferry and industrial neighbours

Cobh sits on the Great Island, and two details shape how guests move around it. Spike Island, the former fortress and prison in the middle of the harbour, is reached by boat from Cobh and has become one of the most visited sights in the county. The small car ferry between Glenbrook and Carrigaloe links the island to Passage West, so guests heading for Crosshaven or Kinsale can skip the city traffic.

A large part of the demand has nothing to do with sightseeing. Barryscourt Castle and the Midleton distillery a short drive east add a day out for leisure guests.

What to adapt: Cobh's terraces climb steeply from the waterfront, and many houses have steps to the door and no private parking. Describe the gradient honestly, point guests to the station if they arrive without a car, and keep luggage advice clear.
