Short-term letting in Kinsale: a harbour town under the new rules
Kinsale stays well below the 20,000 line, so short-let permission is assessed on its merits rather than presumed refused. What Kinsale owners should prepare.

AirDNA market averages (markets with at least 150 active listings), atlas updated September 2026, in euros (1 EUR = 1.1403 USD, ECB 25/09/2026). An average across all property sizes, not a promise. Rules status: our summary — read the text and the guide.
Kinsale has built its reputation on food, sailing and the Wild Atlantic Way, which begins here. The harbour, the old streets and the headlands at Charles Fort and the Old Head bring couples and families from spring to autumn, and the town is one of the stronger coastal markets in County Cork. Stock is varied: townhouses near the marina, apartments in converted buildings, and detached houses in the surrounding countryside.
Why Kinsale is not Cork city
The town had around 6,000 residents at the 2022 Census, far below the 20,000 threshold in the National Planning Statement approved in June 2026. The presumption against new short-let permission therefore does not apply here. Instead, Cork County Council will judge each application on local housing need, how many short lets are already concentrated in the same estate or street, and ordinary planning risks such as traffic or flooding. That is an open door, not a guarantee: a small town with limited housing and strong tourism is exactly where a council may find pressure on homes for locals.
Owners already letting
If you let a second home here today without permission, the statement gives existing operators in smaller places two years to become compliant. Properties let continuously for seven years or more without enforcement benefit from a presumption in favour of permission, often via retention. Gather the evidence now: booking histories, platform statements, tax returns.
No permission needed
- Rooms let in the house you live in, with the council notified on forms 15 to 17.
- Your own home let whole while you are away, up to 90 days in the year.
Register, tax and neighbours
Fáilte Ireland's register is due to open on 1 December 2026, and each unit's number must appear on its listings. Income is taxed as a trade if you let regularly and commercially, or as occasional income otherwise, declared through myAccount or ROS. In apartment buildings around the harbour, check the lease and the management company's rules before listing.
Our view
Kinsale remains one of the places in Ireland where a well-prepared application has a real chance. Start with the planning history and a clear account of how the property has been used. Tell us about yours; we study every request and tell you honestly whether and how we can help.
Forts, a liner and the western beaches
Kinsale's story runs deeper than its restaurants. The battle of 1601 is still explained at sites around the harbour, James Fort faces Charles Fort across the water, and Desmond Castle in the town houses a wine museum recalling the port's trading past. At the Old Head, the signal tower tells the story of the Lusitania, torpedoed off the headland in 1915. The Old Head's clifftop golf links is a destination in itself for international players.
Each corner of the town appeals to someone different:
- Scilly and Summercove, along the harbour road towards Charles Fort, offer water views and a pub walk; lanes are narrow and parking limited.
- Compass Hill gives views over the town and a quieter setting for families.
- Garrettstown and Garrylucas, to the west, are surf and family beaches, while Sandycove is known for open-water swimmers.
The sailing season brings yacht crews and regatta visitors, and sea anglers still charter boats from the marina. Autumn is carried in part by the town's gourmet food festival, which gives owners a reason to keep the calendar open in October.
Cork Airport is close enough for weekend guests from Britain and the continent. A useful touch is a clear arrival guide: satellite navigation tends to send cars into the narrowest streets of the centre.
