Short-term rentals in Columbia, Missouri: tiers, certificate and limits
Columbia allows one short-term rental license per owner, with tiers, inspections and a 24/7 local agent. How the system works for owners near Mizzou.

Columbia is a college town with a regional hospital system attached. The University of Missouri sets the calendar: football Saturdays, move-in and graduation weekends, parents' visits and sports tournaments. MU Health Care and the other medical centers add weekday and extended stays, and the True/False Film Fest brings a late-winter wave. Rentals are mostly bungalows and small homes near campus, in the East Campus and Benton-Stephens areas, and newer houses on the edges of town.
A licensing system with tiers
Columbia's short-term rental ordinance took effect on June 1, 2024, and existing hosts had until June 1, 2025 to comply. The ordinance defines three tiers with different maximum numbers of rental nights, and the approval path runs through several steps:
- zoning authorization, and in some cases a conditional use permit;
- registration and an inspection leading to a certificate of compliance, which must be kept in the unit;
- registration for the city's lodging tax;
- a designated agent in Boone County, reachable at any hour for complaints.
The license number must appear in every listing, and the certificate, contact details, occupancy limit and an evacuation map must be posted inside.
Limits that shape the business
- One license per owner. Columbia issues a single short-term rental certificate per owner or authorized tenant. It is a city for one well-run property, not a portfolio.
- Eight guests at most, whatever the tier or the size of the house.
- One structure per lot: if the property has an accessory dwelling, only one of the two may be a short-term rental.
Rentals of 30 days or more under a signed lease sit outside the ordinance, which leaves room for semester-length and medical stays.
Taxes
Guests pay Missouri and local sales taxes; the city's lodging tax is registered and remitted through the city's own process. Check which taxes your platform actually covers in Columbia before relying on it.
Our advice
Because you only get one license, choose the property for its tier and zoning rather than its price alone, and combine game weekends with medium stays for visiting clinicians and families. We study every request and tell you honestly whether and how we can help.
Halfway on I-70, with trails at the door
Columbia sits on Interstate 70 roughly midway between Kansas City and St. Louis, which brings a steady flow of road travelers breaking the drive, and families visiting students from both metros. The university claims to have started the American homecoming tradition, and Mizzou's homecoming weekend remains one of the busiest of the year alongside games at Faurot Field and events at Mizzou Arena.
Healthcare also runs deeper than one system: the Harry S. Truman Memorial Veterans' Hospital draws veterans and their relatives from across mid-Missouri. Stephens College and Columbia College add their own graduations, recitals and visiting days, and the restored Missouri Theatre hosts performances downtown.
Outdoor guests are worth courting
- The MKT Trail links central Columbia to the Katy Trail, so cyclists riding across the state stop here and need somewhere to lock their bikes overnight.
- Rock Bridge Memorial State Park, just south of town, brings hikers and families to its cave and natural bridge.
- The Missouri River bluffs near McBaine attract birders and sunset walkers.
What this means in practice: a garage or a shed for bikes, a hose for muddy shoes and good directions to the trailheads make a small house compete with larger ones. For medical and academic guests, a desk, blackout curtains and parking on the property count more than square footage. Humid summers and occasional severe storms make reliable cooling and a clear power-outage plan essential.
