Short-term rentals at the Lake of the Ozarks, Missouri

Unincorporated shoreline, lake cities with their own zoning, and no more lake lodging tax since 2024: how short-term rentals work at the Lake of the Ozarks.

AirDNA market averages (markets with at least 150 active listings), atlas updated September 2026, in US dollars. An average across all property sizes, not a promise. Rules status: our summary — read the text and the guide.

The Lake of the Ozarks is a summer machine. A long, ragged shoreline winds through coves in Camden, Miller, Morgan and Benton counties, and from Memorial Day to Labor Day demand runs on boating, fishing, the Bagnell Dam Strip and the big July weekends. Fall brings tournaments and quieter getaways; winter is slow. The typical rental is a lakefront house with a dock, a condo in a resort-style complex, or a cabin up the hill with lake access.

Places this market covers

Osage Beach, Lake Ozark, Camdenton, Sunrise Beach, Laurie, Village of Four Seasons, Gravois Mills and the long stretches of unincorporated shoreline between them.

Rules: county land versus lake cities

Missouri has no state short-term rental law, so the first question is simply who governs the parcel. Much of the shoreline is unincorporated county land, where our atlas found no dedicated short-term rental zoning, which is why the market carries the Open label. Inside the lake cities, the picture is more varied. Osage Beach requires a city business license and, according to 2026 secondary sources, bars stays under 30 days in its R-3 multifamily zone. In Lake Ozark, current guides report that short-term rentals are not allowed in the R-1 and R-2 residential districts. We could not confirm either point on the cities' own websites, so treat them as questions to put to city hall before an offer.

Taxes after 2024

Stays are subject to Missouri sales tax and local sales taxes. The separate lake lodging tax, collected since 1993 through lake area business districts, ended in June 2024, when the Missouri Supreme Court struck down the statutes behind those districts and barred further collection. Platforms collect state-administered tax on their bookings; direct bookings remain on you.

Our advice

At the lake, the legal risk sits in HOA documents and city limits, the operating risk sits on the water. Buy with both checked. We study every request and tell you honestly whether and how we can help.
