Short-term rentals in Missoula
Missoula asks for a yearly city registration shown on every listing, a health department license and state lodging taxes, with platforms checking numbers since 2024.

Missoula is western Montana's university town, set where five valleys meet along the Clark Fork River. Its demand is broad: University of Montana events and Griz football weekends, hospital and business travel, fly-fishing and rafting in summer, Snowbowl skiing in winter and road-trippers heading toward Glacier National Park or Yellowstone. Rentals are mostly houses, duplex units and accessory dwellings in the older neighborhoods around downtown and the university.
City registration and zoning
The City of Missoula defines a short-term rental as a dwelling rented for fewer than 28 consecutive days to guests who live elsewhere. Each one needs an annual city registration, renewed by January 31, and the registration number must appear in every listing. Since December 5, 2024, platforms must verify that number before accepting bookings. Tourist homes in residential zones require notification of neighbors, and the property must comply with the zoning code, which you can check with the city's zoning lookup. Occupancy is capped at 12 people, and smoke detectors, carbon monoxide detectors where there is gas or a fireplace, extinguishers on each level and clear escape routes are required. Rentals not occupied by the owner are allowed in most zones, but confirm the zoning of each parcel.
The health license and taxes
On top of the city registration, the Missoula City-County Health Department issues the public accommodation license required under state law, with a separate review where the property has its own well or septic system. A state license and a Montana Department of Revenue account complete the file. Guests pay the state lodging facility use tax and lodging sales tax; platforms collect them on their bookings, and you remain liable for anything booked directly.
Property tax
Under Montana's 2025 property tax reform, a home rented short-term is taxed in the non-homestead class, while a home let long-term to tenants for at least seven months a year qualifies for the lower homestead rate. In a university city with steady long-term demand, that comparison deserves a real calculation before you commit to short stays.
Our advice
Missoula works best for owners who treat the rental as a well-run residential property: good soundproofing, off-street parking, clear house rules for game weekends. Start the city registration and health license together, because the second takes longer. We study every request and tell you honestly whether and how we can help.
Film festivals, river surf and the Rattlesnake
Missoula's off-season has more to sell than many owners realize. The Big Sky Documentary Film Festival fills downtown screens in February, and the International Wildlife Film Festival follows in spring, both bringing filmmakers, jurors and audiences who book several nights. In late August, the River City Roots Festival turns downtown into a free outdoor concert, and the Saturday farmers market runs through the warm months.
The Clark Fork itself is an attraction: Brennan's Wave, a standing river wave near Caras Park, draws kayakers and surfers, and the hand-carved carousel beside it is a fixture for families. The Rocky Mountain Elk Foundation, headquartered here, and the university's research programs bring professional visitors through the year.
Picking the right corner of town
- Lower Rattlesnake: quick access to the Rattlesnake National Recreation Area; hikers and trail runners.
- The Slant Streets and University District: walkable to campus and the M trail up Mount Sentinel.
- Northside and Westside: close to downtown, older homes, more budget-minded guests.
- Toward the Bitterroot: anglers heading south, who need rod storage and a place to dry waders.
Our caution concerns late summer: wildfire smoke can settle in the valley for days and trigger cancellations. Air purifiers, a flexible rebooking policy and indoor ideas in your guidebook limit the damage. In winter, the drive up to Snowbowl and over Lolo Pass calls for honest advice on tires and conditions.
