Short-term rentals in Grand Rapids, Michigan

In Grand Rapids, overnight rentals need Special Land Use approval, a home-occupation license and a fire inspection. What that means for investors.

Grand Rapids is West Michigan's hub: a medical city built around the Medical Mile, a furniture and manufacturing base, a strong craft-beer scene, the ArtPrize tradition, DeVos Place conventions and Van Andel Arena concerts. Demand is solid through the year, driven by business, medical and event travel, with summer weekends adding leisure guests. Owners look mostly at older homes in Heritage Hill, Eastown, East Hills and the West Side, and at condos downtown.

How the city licenses overnight rentals

Grand Rapids does not treat a short-term rental as an ordinary residential use. The city's route for renting rooms or a home overnight is the Home Occupation Class C license, the category that also covers bed and breakfasts and rooming houses. The steps:

The license is framed as a home occupation, which by nature is run from the operator's own home. Our atlas records a limit on non-owner-occupied rentals by residential block; we could not confirm that rule on the city's current pages. In practice, whether a whole-home investment rental is possible at a given address is the first question to put to the Planning Department, and the answer can be no.

Why the state context matters

Michigan has no law protecting short-term rentals from local rules, and its courts have read residential zoning as excluding transient occupancy unless the ordinance allows it. A house that has been rented for years without approval is not protected by that history. If you are buying an operating rental, ask to see the special land use approval and the license, not just the booking record.

Taxes

Guests pay Michigan's 6% use tax on accommodations and the local accommodations tax that applies in Kent County. Platforms collect the state tax on their bookings in most cases; check the local tax and file for direct bookings yourself.
