Short-term rentals in Minneapolis, Minnesota
Minneapolis licenses every platform rental, with separate paths for your homestead and investment homes. What to confirm on limits, and the city's heavy tax stack.

Minneapolis combines a dense events calendar with year-round business and medical travel. Vikings games at U.S. Bank Stadium, Twins and Timberwolves seasons, conventions, concerts at First Avenue and the big arenas, the University of Minnesota and the hospital systems all feed demand, and summer adds the lakes, the Mississippi riverfront and festivals. Winter is quieter for tourists but not for work travel. Owners typically rent duplexes and single-family homes in Uptown, Longfellow, Nokomis, Northeast and Linden Hills, and condos in the North Loop and downtown.
A city license for every host
Minneapolis requires a license to rent a property through a booking platform such as Airbnb or Vrbo. Applications go through the city's business licensing and regulatory services, with information on the applicant, a contact person and every owner of the property. The city distinguishes two situations:
- Your homestead, rented while you are away or in part while you are there, follows a lighter registration path.
- A non-homestead property, the investor's case, is licensed like other rental housing, with inspection, a management plan, a neighbor notification letter, a floor plan and proof of insurance.
Our atlas classes Minneapolis as Registration because non-owner-occupied rentals are allowed. Recent 2026 guides, however, report tighter limits: a cap on the number of non-homestead rentals one owner can hold, applied across related companies, an occupancy ceiling per property, and a share limit in larger apartment buildings. We could not confirm these limits on the city's own pages, so treat them as live questions for the licensing office before buying a second property.
Taxes: a long list
Short stays in Minneapolis carry Minnesota sales tax plus a series of local layers: county and city sales taxes, metro-area transportation and housing taxes, and the city's lodging tax. Added together, the rate is substantial, so price it in from the start. The Department of Revenue administers them; platforms collect on their own bookings, but check which layers they actually cover.
Practical points
- A duplex where you live in one unit lets you use the homestead path for your own home and a license for the other, subject to the limits above.
- Condo declarations downtown and in the North Loop frequently forbid short stays.
- Winter operations need snow removal, reliable heat and a contact who can respond fast.
- Stays of 30 days or more for medical staff and relocations are a solid complement.
Our advice
Minneapolis works for owners who accept real licensing work and a heavy tax load in exchange for steady, diverse demand. Confirm the per-owner rules before you expand. We study every request and tell you honestly whether and how we can help.
