Short-term rentals in Newry and Bethel, Maine
Around Sunday River, town rules are light after Newry rejected an ordinance in 2025, so Maine's lodging tax and association documents carry most of the weight.

Newry and Bethel sit in the mountains of western Maine, where Sunday River, one of the largest ski resorts in New England, drives the winter. Bethel is the classic village, with its common, inns and shops; Newry holds most of the slopeside and near-slope condos, townhouses and chalets. Winter weekends and school vacation weeks are the heart of the calendar, but hiking in Grafton Notch, mountain biking, golf and fall color give the area a second season that many ski towns lack.
Where the rules stand
This is one of the lighter regulatory corners of Maine. In May 2025, Newry's town meeting voted down a proposed vacation rental ordinance by 40 to 15, so the town that hosts most of the resort still has no dedicated short-term rental licensing. Bethel has discussed short-term rentals as part of its housing debate; when we checked we found no licensing regime in force there, but a single town meeting can change that, so a call to the town office belongs in every purchase.
State obligations apply regardless. Maine taxes short-term lodging at 9%, platforms collect it on their bookings, and owners who take direct reservations must register with Maine Revenue Services. Building, fire and septic rules also apply: sleeping more guests than the septic design allows is a problem in any town.
Associations decide a lot
Much of the slopeside stock sits in condominium or resort associations, and their documents often weigh more than town law. Some require a designated rental program, set check-in procedures or restrict how units are marketed. Ask for the full set of bylaws and any rental amendments, not a summary, and read them before making an offer.
Running a ski-country rental
- Snow removal, roof loads and frozen pipes are operating issues, not details.
- Ski lockers, boot dryers and a hot tub are what guests compare between listings.
- Mud season in late spring is quiet: schedule maintenance then.
Our advice
Buy with the association rules and the septic permit in hand, and design a year-round calendar instead of relying on a dozen winter weekends. We study every request and tell you honestly whether and how we can help.
