Short-term rentals on the Maine Beaches

From York to Old Orchard Beach, Maine's 9% lodging tax is the constant and each town writes its own rental rules. What owners should check first.

The Maine Beaches line the state's southern coast from Kittery and York through Ogunquit, Wells and the Kennebunks up to Old Orchard Beach and Saco. It is the easiest part of the Maine shoreline to reach from Boston and the rest of New England, and it runs on a short, intense summer: long sandy beaches, the Marginal Way cliff walk, lobster shacks and fireworks on the pier, followed by a calmer autumn of foliage and harvest weekends. Stock ranges from beach cottages and condos to large family houses and apartments near Old Orchard's pier.

State tax, town rules

Maine has no statewide license for short-term rentals. The state's role is tax: rent for living quarters is taxed at 9%, and anyone renting them out must register with Maine Revenue Services as a retailer. An owner of a single unit rented for fewer than 15 days a year is exempt from registering. Transient rental platforms collect and remit the tax on bookings made through them, so your own returns mostly cover direct reservations.

The real variation is municipal. Old Orchard Beach licenses residential rentals and publishes its own application; Ogunquit handles lodging operators through its business registration process; Wells, York and the Kennebunks each set their own approach to registration, parking and occupancy. At our last review none of these towns imposed a general owner-residency rule, but ordinances along this coast are amended often.

What makes or breaks a property

Our advice

Start at the town office of the exact municipality rather than with a general Maine guide, and confirm registration, inspection and parking rules for the parcel. Register with Maine Revenue Services if you will accept any direct bookings, and plan the shoulder months around events and foliage. We study every request and tell you honestly whether and how we can help.

Lighthouses, theatre and a Christmas street party

Each town on this coast pulls a slightly different guest. York has Nubble Light at Cape Neddick, one of the most photographed lighthouses in New England, plus Long Sands and Short Sands. Ogunquit adds Perkins Cove, with its footbridge and fishing boats, and the Ogunquit Playhouse, whose summer productions bring theatre-goers who book several nights. In Kennebunkport, Dock Square anchors the shopping, and Christmas Prelude each December turns an off-season month into a busy one.

Wells offers a quieter, nature-led stay near the Rachel Carson National Wildlife Refuge and the Wells Reserve at Laudholm. Old Orchard Beach has long drawn French-speaking families from Quebec, so bilingual house instructions can pay off there. Kittery combines outlet shopping with the Portsmouth Naval Shipyard, whose contractors create stays well outside beach season.

Getting guests here and back

A word of caution: nor'easters and winter storms can hit shoreline cottages hard, so we check storm shutters, pipe insulation and snow clearance arrangements before accepting off-season bookings.
