Short-term letting on the Isle of Anglesey (Ynys Môn)

Anglesey owners must register by 31 March 2027 and prove 182 let days to escape the second-home premium; here is how the Welsh rules fit together.

An island of beaches, sailing and coastal walks

Ynys Môn attracts visitors who want sea and space. The coastal path circles the whole island; Rhosneigr is a centre for kitesurfing and windsurfing; Beaumaris offers a castle and a sailing harbour on the Menai Strait; Newborough and Llanddwyn draw walkers and photographers. Holyhead's port brings travellers heading to or from Dublin, and Snowdonia's peaks are just across the bridges. Detached cottages, farmhouses and coastal bungalows dominate, and the season runs well beyond the summer for walkers and watersports.

Registration comes first

Wales now regulates visitor accommodation nationally. The register run by the Welsh Revenue Authority opened on 1 October 2026 in public beta, and anyone providing stays of 31 nights or less must be registered by 31 March 2027, whether or not their council adopts the visitor levy. Registration is free; a failure to register can lead to a penalty of £100 per premises, rising to a total of £1,400. A licensing scheme is also coming: the Development of Tourism and Regulation of Visitor Accommodation (Wales) Act 2026 received Royal Assent on 27 April 2026, starting with self-catering properties, with a default commencement date in March 2030.

Council tax or business rates: the 182-day test

Welsh councils can charge a premium of up to 300% on second homes since April 2023, and the Isle of Anglesey County Council applies a premium to furnished homes that are nobody's main residence. To be treated as a business instead, a self-catering property must be available for 252 days and actually let for 182 days a year. The Welsh Government is consulting until 23 October 2026 on a modest reduction of that letting threshold and on targeted exemptions, with changes intended from April 2027. As of September 2026 Anglesey has not confirmed a visitor levy; only Cardiff has.

Check planning history and any occupancy conditions before buying, as well as insurance for exposed coastal locations. Work out honestly whether 182 let days is achievable, because falling short means council tax with a premium. Register in good time and keep records of availability and bookings. Lighthouses, jets and a racing circuit

Holy Island, at the western tip, holds South Stack: the lighthouse down its long flight of steps and the RSPB reserve, where puffins, guillemots and choughs nest on the cliffs. Along the Menai Strait, Plas Newydd, the National Trust house with its Rex Whistler mural, and the Anglesey Sea Zoo near Brynsiencyn draw families. Llanfairpwll, with its famously long railway station name, is a quick photo stop.

Events also move demand: the Anglesey Show in August at Mona, and motor racing at the Anglesey Circuit at Ty Croes, which brings teams and spectators on race weekends.

A point to tell guests: RAF Valley, near Rhosneigr, is a fast-jet training base. Aircraft noise is part of life nearby on weekdays; many aviation enthusiasts welcome it, but families expecting silence should know before booking. Traffic across the Menai bridges can also slow down sharply at peak times, so recommend a margin for ferry departures from Holyhead.
