Short-term rentals on Hilton Head Island: the permit and what it requires

Every Hilton Head rental needs a yearly town permit with parking, safety and complaint-response rules, and inside the plantations the association adds its own.

Hilton Head Island built its reputation on golf, tennis and wide, hard-packed beaches that are easy to cycle, and it still draws families who return every summer and retirees scouting their next home. The island is largely organized into private plantations such as Sea Pines, Palmetto Dunes, Shipyard and Port Royal, each with its own gates, amenities and covenants, alongside public neighborhoods in the north and mid-island. Spring golf and tennis tournaments, Easter and summer weeks are the peaks; autumn is steady and winter is quiet but not empty. Villas and condos near the beach are the traditional product, with larger homes serving multi-generational groups.

The town's short-term rental permit

Every short-term rental on the island needs an annual permit from the Town of Hilton Head Island, issued to a person, together with an annual town business license. The permit number must appear on every advertisement. The application includes a site plan showing where trash is stored and where guests park, a copy of the listing, and a letter of approval from the association where one applies. Operating rules follow:

There is no cap on permits and no owner-residency requirement.

Taxes

Stays under 90 days carry South Carolina's 5% sales tax and 2% accommodations tax, collected by platforms on their bookings. The town adds a 3% local accommodations tax that the owner files directly unless a licensed property manager handles it, and Beaufort County has its own local layers.

Our advice

Inside the gated plantations, the association often matters more than the town: check-in procedures, guest passes, rental registration with the community and minimum stays vary widely, so obtain the rules before you make an offer. Budget for the fire-safety upgrades if you are buying an older or larger home. We study every request and tell you honestly whether and how we can help.
