Short-term rentals in Lexington, Kentucky
Lexington separates hosted from unhosted rentals, and since 2024 spacing and density limits restrict investor rentals in residential zones. What that means for buyers.

Lexington calls itself the Horse Capital of the World, and its rental calendar proves it. Keeneland's April and October race meets, horse sales and the Kentucky Horse Park's events bring owners, buyers and fans from around the world; University of Kentucky basketball and football, graduation and campus visits add their own peaks. Distillery tours on the Bourbon Trail fill weekends, while UK HealthCare and the region's employers supply business and medical guests on weekdays. Homes in Chevy Chase, Ashland Park, the downtown historic districts and near campus, plus farmhouses on the rural edge, cover most of the demand.
Hosted and unhosted rentals
Lexington-Fayette Urban County Government defines a short-term rental as a dwelling rented in whole or in part for less than 30 consecutive days, with no meals served, and sorts it into two types:
- Hosted: the dwelling, or another unit on the property, is a primary residence, and the resident stays on the property while guests are there. In most residential zones this is approved administratively for smaller groups.
- Unhosted: no primary resident on site. In most residential zones, an unhosted rental needs a conditional use permit from the Board of Adjustment, and it is excluded from the agricultural buffer and natural areas zones.
Both require an annual short-term rental license and a zoning verification. In December 2024 the council added density controls for unhosted rentals in residential zones: a minimum distance between them and a cap on their share of dwellings nearby. Liability insurance and occupancy limits tied to bedrooms apply to all rentals, and penalties escalate with repeat violations.
Taxes
Kentucky's 6% sales tax, the 1% state transient room tax and the local transient room tax apply to stays under 30 days, collected by platforms on their bookings. Operators also owe Lexington's occupational license tax on net profits.
Our advice
In residential zones, the spacing rule makes timing and location decisive: an existing unhosted rental nearby can close the door on yours, so check the map before any offer. A hosted arrangement, for example a garage apartment or a duplex with a resident, is often the realistic route. On the rural edge, farm properties outside the agricultural buffer can host guests who come for the horse country itself. We study every request and tell you honestly whether and how we can help.
Reading Lexington's year, month by month
Spring opens with the five-star eventing competition at the Kentucky Horse Park, when riders, grooms and spectators need beds for several nights, often with space for gear. September belongs to the Keeneland yearling sale, which brings bloodstock agents and international buyers for longer stays than race weekends. Harness racing at The Red Mile, concerts and tournaments at Rupp Arena and home games at Kroger Field fill the calendar between those peaks.
Weekday demand has its own sources. Toyota's plant in nearby Georgetown generates visits from engineers and suppliers, and Transylvania University adds families at the start and end of term. Blue Grass Airport sits right across the road from Keeneland, which makes homes on the west side of town convenient for short trips.
Where guests actually spend their time
- The Distillery District along Manchester Street and the bars downtown attract groups who prefer walking back to their rental.
- The Legacy Trail links the north side of town with the Horse Park, so bike storage is a real selling point there.
- Ashland, the Henry Clay Estate, and the Arboretum draw quieter visitors, often older couples who value a ground-floor bedroom.
- Midway and Versailles, a short drive west, host guests who come for horse farms and bourbon rather than the city.
Around sales and racing weeks, we insist on clear check-in instructions and parking rules sent days in advance: many guests drive in from farms or the airport late, after long days, and a smooth first hour sets the tone of the review.
