Short-term rentals in Wichita, Kansas
Wichita licenses every short-term rental; investor rentals in residential zones need a permit that a neighbor majority can send to a hearing.

Wichita is the Air Capital of the World, and its visitors reflect it: engineers, suppliers, trainees and consultants working with the aviation manufacturers and McConnell Air Force Base, alongside medical travel, Wichita State athletics, the Riverfest in late spring, concerts at INTRUST Bank Arena and youth sports tournaments. Demand is steady and work-driven, with fewer tourist peaks than most markets. Owners rent ranch houses and bungalows in College Hill, Riverside and Delano, and newer homes on the east and west sides.
The city license
Wichita adopted a short-term rental chapter in its municipal code in 2023. Every rental needs an annual city license per dwelling unit, and licensed rentals must carry liability insurance at a minimum level set by the city. A complaint can trigger a paid re-inspection.
Owner-occupied or not: two paths
- Owner-occupied: the home must be your primary residence, and the rules expect you to be present during stays. This path is permitted in most zones.
- Non-owner-occupied in the SF-10, SF-5, TF-3, MF-18 and MF-29 residential districts: before the license, you need an administrative permit from the Metropolitan Area Planning Department.
The administrative permit comes with neighbor notification and a protest window. If more than half of the notified, eligible neighbors object in writing, the application is converted into a conditional use case, which means a public hearing and a discretionary decision. A friendly street can make the difference.
Taxes
Guests pay Kansas sales tax, Sedgwick County sales tax and Wichita's transient guest tax. Platforms collect these on their bookings under the state's marketplace facilitator rules; direct bookings must be reported by you. Transient guest tax does not apply to rentals over 28 consecutive days to the same guest.
Choosing a property
- Check the zoning district first: outside the five listed districts, the non-owner-occupied path is different.
- Meet the neighbors before you apply. A protest by the majority is what turns an administrative file into a hearing.
- Budget for the insurance requirement from day one.
- Many aviation and medical stays last a month or more; furnished monthly rentals are a natural fit and avoid the transient guest tax.
Our advice
Wichita is a practical, weekday-driven market with a fair but real neighbor process. Owners who secure the permit, insure properly and design for working guests are well placed. We study every request and tell you honestly whether and how we can help.
