Short-term rentals in Fort Wayne, Indiana
Fort Wayne has no dedicated short-term rental permit today. What owners must still respect, and why Indiana law keeps a zoning door open for the city.

AirDNA market averages (markets with at least 150 active listings), atlas updated September 2026, in US dollars. An average across all property sizes, not a promise. Rules status: our summary — read the text and the guide.
Fort Wayne is Indiana's second city and one of its most steadily occupied short-term rental markets. The demand is practical rather than touristic: traveling nurses and hospital visitors, contractors and engineers working at the region's manufacturers and the defense and logistics sector, youth sports tournaments, events at the Memorial Coliseum and a revived riverfront and downtown with its minor-league ballpark. Weekends matter, but weekdays carry much of the business. Owners typically rent brick bungalows and small homes in neighborhoods such as West Central and Wildwood Park, plus apartments near downtown.
What the city requires
Our atlas found no dedicated short-term rental permit in Fort Wayne and no specific short-term rental category in its zoning ordinance, which is why the market carries the Open label. The city's recent zoning work has focused elsewhere: 2025 amendments allowed detached accessory dwelling units as a special use and opened zero-lot-line housing, without mentioning short-term rentals. That silence protects you less than it seems, because Indiana law lets any local government require a special exception for non-owner-occupied rentals in residential districts. If Fort Wayne ever does so, the change will come through the zoning ordinance, and it may not apply to rentals already running.
What applies anyway
- The city's minimum housing and property maintenance standards, which apply to every rental home.
- Noise, parking and nuisance rules, enforced as for any other house.
- Indiana sales tax and the Allen County innkeeper's tax on stays under 30 days, collected by platforms on their bookings and by you on direct ones.
- HOA covenants in suburban subdivisions, which can forbid short stays outright.
Positioning a property here
Fort Wayne rewards function over glamour. A clean two- or three-bedroom home with a real workspace, laundry, parking for a work truck and flexible weekly pricing fits the guests who actually come. Medical and project stays often run past 30 days, which takes them outside short-stay rules and innkeeper's tax, so offer both formats.
Our advice
Buy for weekday demand, keep the house in inspection-ready condition, and keep an eye on the plan commission agenda: an open market is only open until the zoning code says otherwise. We study every request and tell you honestly whether and how we can help.
