Vacation rentals on 30A, from Santa Rosa Beach to Rosemary Beach

Along 30A, Walton County certifies and inspects every vacation rental each year, while planned-community associations add their own rules on top of state law.

Scenic Highway 30A runs along the Gulf coast of south Walton County, and this market follows it: Santa Rosa Beach, Blue Mountain Beach, Grayton Beach, Seaside, WaterColor, Seagrove, Alys Beach, Rosemary Beach and Inlet Beach. White sand, rare coastal dune lakes and walkable planned towns attract families who book a full week, often a year ahead. Summer and spring break fill the calendar, autumn stays pleasant and busy with weddings and long weekends, and winter is quieter, with snowbirds covering part of the gap. Stock ranges from cottages and townhomes to large Gulf-front houses with pools, carriage houses included.

Walton County's certificate, step by step

Florida's statute s. 509.032(7) prevents the county from banning vacation rentals or capping how often you rent, but it leaves room for a registration program, and Walton County runs one. Every short-term vacation rental must be certified each year with the county's Office of Short-Term Vacation Rental Registration, pass a life-safety inspection by the South Walton Fire District and name a local responsible party. Fees were revised on February 1, 2025, and the renewal calendar moved in 2026: certificates now run from June 1 to May 31, with renewals opening on April 1. Operating without a certificate is fined per day, and a 24-hour hotline lets neighbors report parking, trash or occupancy problems.

Before the county certificate come the state pieces: a vacation rental license from the DBPR Division of Hotels and Restaurants, a Florida Department of Revenue sales tax account and a Walton County tourist development tax account. The county collects that tax itself, and the south Walton district where 30A sits has its own rate.

The layer the county does not control

On 30A, private rules often weigh more than public ones. Rosemary Beach, Alys Beach, WaterColor and Seaside are master-planned communities with owners' associations, architectural codes and rules on parking, golf carts, trash and guest registration. Since 2021, Florida homeowners' associations can also amend their documents to restrict rentals shorter than six months, and those amendments bind existing owners. Read the covenants, the association's rental policy and recent board minutes before making an offer.

What we would do

Budget the annual certificate and inspection as fixed costs, display the responsible party's number on the listing and at the door, and copy the county's parking and occupancy limits into the house rules so guests see them before booking. Demand here rewards presentation and reliability more than price cuts. If you own on 30A or are about to buy, send us the address: we study every request and tell you honestly whether and how we can help.
