Short-term rentals in Tallahassee, Florida's capital
Tallahassee's rental demand follows football, graduations and the legislative session; the rules are Florida's standard license-and-tax model plus city zoning and HOA covenants.

AirDNA market averages (markets with at least 150 active listings), atlas updated September 2026, in US dollars. An average across all property sizes, not a promise. Rules status: our summary — read the text and the guide.
Tallahassee has no beach, and that is precisely its strength: this market lives on the calendar of Florida's capital. Football Saturdays at Florida State, graduation and move-in weekends at FSU and FAMU, the annual legislative session, lobbyists, state contractors and medical visits spread demand across the year instead of piling it into summer. Guests are parents, alumni, consultants and visiting teams, and they tend to book homes in quiet streets near campus, Midtown or the Capitol, or roomy family houses for groups. The coast at Wakulla and St. Marks and the Apalachicola National Forest add weekend leisure.
Rules at three levels
State. Florida's s. 509.032(7) prevents Tallahassee and Leon County from banning vacation rentals or regulating how long or how often they are rented, except through rules on the books by June 1, 2011. A home or condo rented more than three times a year for stays under 30 days needs a vacation rental license from the DBPR Division of Hotels and Restaurants. A 2024 bill to overhaul the framework was vetoed, and a 2026 bill on pool and water safety in vacation rentals passed the Senate but died in the House in March 2026, so the rules were unchanged when we checked.
County. Leon County administers its own tourist development tax, on top of the state sales tax on stays of six months or less. Register before your first booking and check which platforms remit which part.
City. We did not identify a dedicated short-term rental registration program in Tallahassee during our checks, but zoning, business tax and code rules apply to every rental. Confirm with the city's Growth Management department, or with the county outside city limits, before listing.
A student town has its own traps
- Many subdivisions near campus have associations with rental restrictions, and Florida law since 2021 lets an HOA adopt limits on stays under six months that bind existing owners.
- Game weekends invite parties: set clear occupancy, parking and noise rules, and screen group bookings.
- Some houses earn more as furnished mid-term rentals during the legislative session than as nightly rentals.
Our view
Tallahassee rewards owners who plan around the academic and political calendar and price the big weekends early. We study every request and tell you honestly whether and how we can help.
Research labs, red hills and spring blooms
Some of Tallahassee's most reliable weekday guests work in white coats. The National High Magnetic Field Laboratory, run with Florida State, welcomes visiting scientists who stay several nights near Innovation Park and the southwest campus. Tallahassee Memorial HealthCare and the Capitol complex supply their own flow of professionals, and FAMU's homecoming in the fall brings alumni back in force, often booking family houses rather than rooms.
Leisure has a seasonal logic of its own. Springtime Tallahassee, the city's long-running spring festival, arrives as the azaleas and camellias peak at Alfred B. Maclay Gardens State Park. The canopy roads draped in Spanish moss, Lake Ella, Cascades Park concerts and the Railroad Square art district keep visiting parents busy between campus events. South of town, the lodge and glass-bottom boat tours at Wakulla Springs and the paved Tallahassee-St. Marks Historic Railroad State Trail attract day-trippers who prefer to sleep in the city.
Practical notes from our side
- Killearn, Myers Park and Los Robles suit guests looking for calm streets and mature trees; they also tend to have alert neighbors.
- Researchers and consultants value a proper desk and stable internet above décor.
- Heavy summer storms down limbs across the canopy roads; keep a tree service contact and a clear plan for power cuts.
We price the MagLab user schedule, FAMU's calendar and the spring festival as distinct peaks rather than lumping them into one generic high season.
