Short-term letting in Killarney and its surroundings
Killarney has national-park scenery, heavy summer demand and a population under 20,000, so short-let permission is judged locally. What owners should know.

AirDNA market averages (markets with at least 150 active listings), atlas updated September 2026, in euros (1 EUR = 1.1403 USD, ECB 25/09/2026). An average across all property sizes, not a promise. Rules status: our summary — read the text and the guide.
Killarney is the tourist capital of Kerry: the national park, the lakes, Muckross House, the Gap of Dunloe and the start of the Ring of Kerry all lie on its doorstep. The town lives from visitors, and it knows peaks in summer and around events, with quieter months in winter. Properties range from town-centre apartments to bungalows and farmhouses on the roads towards the mountains.
Below the 20,000 line
Killarney counted a little over 14,000 people in the 2022 Census. It therefore escapes the presumption against new short-let permission that applies to larger towns such as Tralee under the National Planning Statement approved in June 2026. Kerry County Council will instead assess each application for stays of up to 21 nights against housing need in the area, the concentration of short lets in the same estate or block, and traffic, flooding and pollution risks. In a town where local workers struggle to find housing, the housing-need test may carry real weight.
Timing for existing hosts
- Operators already letting in places of 20,000 people or fewer have two years to obtain permission.
- Seven or more years of uninterrupted short letting without enforcement creates a presumption in favour of permission.
- Home-sharing, and letting your own home for up to 90 days while you are away, remain exempt once notified.
Rural properties
A house outside the town may also be subject to the county's rural housing policies, including occupancy conditions attached to the original permission. Read that permission before anything else: a condition restricting occupancy to a local family can rule out tourist use.
Register and tax
Fáilte Ireland is due to open the national register on 1 December 2026. Every unit needs a number displayed on each advert. On tax, Revenue distinguishes a trade, where you let frequently and run it commercially, from occasional letting taxed as other income; rent-a-room relief does not cover short-stay guests.
Our advice
The two-year window is an opportunity for Killarney owners, provided they use it to regularise rather than to wait. Send us the property's location and history; we study every request and tell you honestly whether and how we can help.
Lakes, jaunting cars and the conference circuit
Killarney's visitors do not all come for scenery. The INEC, the events centre at the Gleneagle complex, hosts conferences, concerts and comedy through the year, and Fitzgerald Stadium stages major Gaelic football matches. The racecourse holds meetings in spring and summer, and the Rally of the Lakes brings motorsport crews and fans every spring.
For the classic visitor, the itinerary includes Ross Castle and its boat trips across Lough Leane, Torc Waterfall, the formal gardens of Killarney House, and the view from Aghadoe. The jarveys' jaunting cars and horse-drawn trips through the Gap of Dunloe are part of the town's identity. The Kerry Way sets off from Killarney, and climbers heading for Carrauntoohil in the MacGillycuddy's Reeks often use the town as their base.
- Climbers and hikers need early breakfasts, drying space and a weather briefing in the house manual.
- Conference guests look for walking distance to the venues and reliable Wi-Fi.
- Wedding parties at the large hotels book nearby houses for family members.
A local nuance: the national park's red deer are protected, and in autumn the rut draws visitors to the woods at dawn. Houses on the park side can market that season specifically. Kerry Airport at Farranfore also makes short breaks from Britain realistic outside the summer.
