Short-term rentals in Gainesville, home of the University of Florida
Gainesville's rental calendar follows the University of Florida; the rules are the state license, Alachua County's tourist tax, city zoning and association covenants.

AirDNA market averages (markets with at least 150 active listings), atlas updated September 2026, in US dollars. An average across all property sizes, not a promise. Rules status: our summary — read the text and the guide.
Gainesville is a university town, and the University of Florida sets its rhythm: home football Saturdays in the fall, commencement weekends in spring, summer and December, move-in, parents' weekends, conferences, and the UF Health hospitals, which draw patients and families from across the region. Outside the academic calendar, nearby springs such as Ginnie, Blue and Poe, and the wild horses and bison of Paynes Prairie Preserve, attract paddlers and hikers. Guests typically want a house near campus or in the historic districts, or a quiet home on the edge of town with parking for several cars.
The legal frame
Florida's s. 509.032(7) prevents the City of Gainesville and Alachua County from banning vacation rentals or regulating how long or how often they are rented, except through rules adopted before June 1, 2011. The legislature has left that sentence untouched: a 2024 bill to standardize local registration was vetoed, and a 2026 bill on water-safety features for vacation rental pools died in the House in March 2026.
Obligations therefore come mainly from the state and the tax system:
- a DBPR vacation rental license for any home or condo rented more than three times a year for stays under 30 days;
- a Department of Revenue sales tax account;
- an Alachua County tourist development tax account, as the county collects this tax itself.
City zoning, occupancy and parking rules still apply. We did not identify a separate short-term rental permit during our checks; ask the city whether its rental housing requirements cover your property before listing.
Student-market pitfalls
- Neighborhoods near campus deal with party houses and parking pressure; strict house rules and group screening protect your relationship with neighbors.
- Many subdivisions and condo associations restrict short leases, and Florida's 2021 HOA law lets them adopt limits that bind all owners.
- Game weekends justify premium pricing and minimum stays; weekday gaps can be filled with medical and academic visitors.
Our take
A well-located three- or four-bedroom house with parking often works better here than a small condo, because families and alumni travel in groups. Build the calendar around the football schedule as soon as it is published. We study every request and tell you honestly whether and how we can help.
Beyond the stadium: races, museums and trails
One of the largest non-football weekends in Gainesville is loud rather than orange and blue: the NHRA Gatornationals at Gainesville Raceway each March. Drag racing teams and fans book whole houses, and they arrive with trucks and trailers, so a driveway that fits them matters more than a view. The Florida Museum of Natural History, with its Butterfly Rainforest, and the Hippodrome theatre downtown bring school groups and culture visitors across the rest of the year.
Healthcare and research add weekday nights. Besides UF Health Shands, the Malcom Randall VA Medical Center draws veterans and their families, and Santa Fe College and the university's research programs host visiting staff and interviewing candidates who stay several nights.
Where guests like to wake up
- Duckpond and Pleasant Street: older houses and porches close to downtown and Depot Park.
- Near Sweetwater Wetlands Park: birders arriving at dawn, especially in the cooler months.
- East toward the Gainesville-Hawthorne State Trail: cyclists who want to ride straight from the door.
- Toward Micanopy and the prairie rim: guests who trade walking distance for quiet and space.
What this means for the fit-out: bike racks, blackout blinds for shift workers and a clear parking plan for game days and race weekends, when the same street can suddenly host twice its usual cars. Devil's Millhopper Geological State Park and the local springs keep weekend leisure alive in summer, when students leave.
