Vacation rentals in Lakeland and Winter Haven

Polk County lies between Tampa and Orlando, and this market is centered on its two main cities: Lakeland, with its lakes, historic districts and Florida Southern College's Frank Lloyd Wright buildings, and Winter Haven, with its chain of lakes and LEGOLAND Florida. Demand goes beyond tourism: Detroit Tigers spring training in Lakeland, the Sun 'n Fun aerospace expo each spring, youth sports tournaments, traveling nurses, and families who want theme-park access without Orlando prices. The stock is mostly single-family homes, many with pools or lake frontage.

Unincorporated Polk: approval by subdivision

The county's land development code treats short-term rentals differently from most of Florida. In unincorporated Polk, a home may be used as a short-term rental only if its whole subdivision or planned development has been approved for that use; the approved communities, listed in the code, are mostly purpose-built resorts in northeast Polk near the Orlando attractions. Elsewhere the use is at best conditional in some residential districts and requires a public review, and it is excluded from agricultural and rural residential districts and from the Green Swamp area of critical state concern. A Lakeland mailing address can sit in unincorporated county, so check the parcel before you buy.

Inside the cities

Lakeland, Winter Haven, Auburndale, Bartow and Lake Wales apply their own zoning codes, which can be more permissive than the county's. We did not identify a dedicated rental registration program in Lakeland or Winter Haven during our checks, but zoning and business tax receipts apply; ask the city planning office for a written zoning confirmation. Florida's s. 509.032(7) bars new local bans and caps on stays, yet zoning decisions of this kind are exactly what owners must verify.

Licenses and tax

• A DBPR vacation rental license if the home is rented more than three times a year for stays under 30 days.
• A Florida sales tax account with the Department of Revenue.
• A Polk County tourist development tax account with the county tax collector. Every host must register whatever platform is used; the county names the platforms that remit on hosts' behalf, and direct bookings remain your responsibility.
