Vacation rentals in Florida's South Central lake country
From Sebring to Lake Okeechobee, vacation rentals follow Florida's state framework; in several counties the tourist tax is even filed with the state sales tax return.

South of Orlando and inland from both coasts lies Florida's ranch and lake country: Sebring and Avon Park on the Lake Wales Ridge, Lake Placid, the town of Okeechobee on the north shore of the state's largest lake, Arcadia on the Peace River, Wauchula, and Clewiston toward the Everglades. Our Florida South Central Area page groups these smaller markets. Visitors come for bass fishing on Lake Okeechobee and the Kissimmee chain, the 12 Hours of Sebring endurance race each March, rodeos and antique shops in Arcadia, hunting season, and long winter stays by retirees who prefer quiet to beaches.
Rules that apply
This is Florida's standard framework with little added. Under s. 509.032(7), counties and towns cannot ban vacation rentals or regulate how long or how often they are rented unless the rule dates from before June 1, 2011. The main obligations are:
- State license: a DBPR vacation rental license once a home or condo is rented more than three times in a year for stays shorter than 30 days.
- Sales tax: registration with the Florida Department of Revenue.
- Tourist tax: in several counties of the area, including Highlands, Okeechobee, DeSoto, Hardee and Hendry, the tourist development tax is collected by the Department of Revenue rather than by the county, so it goes on the state return.
Local zoning and business tax receipts still apply, and fish camps, RV lots and rural parcels are often zoned in ways that do not fit a standard vacation rental. Ask the county planning office before investing.
Recent state changes
The legislature has tried several times to rework vacation rental rules. A 2024 bill creating statewide registration was vetoed, and a 2026 bill that would have required water-safety features in vacation rentals with pools died in the House in March 2026. The 2011 framework therefore still governs.
Advice for rural Florida
- Demand peaks around events and in winter; expect quiet summers and use longer stays for fishing season or seasonal workers.
- Waterfront listings need clear rules on boats, docks and wildlife; alligators are part of the landscape.
- Hurricane Ian crossed this region in 2022, so check roofs, generators and insurance before buying.

A calendar written by cattle, cane and engines
The busiest weeks in this interior strip rarely coincide with the coasts. March stacks the Sebring race week, held on the former Hendricks Field airbase, with the Arcadia All-Florida Championship Rodeo, a tradition running since the 1920s, and Okeechobee's Speckled Perch Festival. Lake Placid, known for its painted murals, celebrates its caladium fields each summer, when the tuber farms around town are in full leaf.
Weekday demand comes from quieter sources. Archbold Biological Station on the Lake Wales Ridge hosts visiting scientists and students; South Florida State College has its main campus in Avon Park; the Avon Park Air Force Range brings military and contractor stays; and the sugar operations around Clewiston, which calls itself America's Sweetest Town, support harvest-season crews through the winter months.
Matching the house to the guest
- Race teams travel with haulers and work odd hours: blackout curtains and a wide driveway count.
- Fossil hunters sifting the Peace River gravel bars near Arcadia and Wauchula for shark teeth return muddy; an outdoor rinse area saves floors.
- Cyclists and walkers use the Lake Okeechobee Scenic Trail on top of the Herbert Hoover Dike and Highlands Hammock State Park, and appreciate secure bike storage.
- Snowbirds want a real kitchen, a laundry and a quiet street for a stay measured in weeks.
Our caution: summer here is hot, buggy and slow, so budget air-conditioning upkeep and pest control against thin occupancy rather than hoping July looks like March.
