Short-term letting in West Yorkshire
City apartments in Leeds and stone cottages in the Pennine valleys: West Yorkshire mixes two short-let markets. Here are the rules that apply to both.

AirDNA market averages (markets with at least 150 active listings), atlas updated September 2026, in pounds (1 EUR = 1.1403 USD = 0.86045 GBP, ECB 25/09/2026). An average across all property sizes, not a promise. Rules status: our summary — read the text and the guide.
West Yorkshire is really two markets. In Leeds, demand comes from business travel, university events, concerts, sport at Headingley and Elland Road, and people visiting friends and family; city-centre flats and houses near the universities do best. Out in the valleys, Hebden Bridge, Haworth and the Brontë moors, Holmfirth and Ilkley draw walkers, cyclists and weekenders to stone cottages and converted mills. The first is steady through the week; the second peaks at weekends and in summer.
Planning and the national picture
No licence is needed to let short-term anywhere in England as things stand. The register announced for the whole country is due to be fully operational by March 2027, according to ministers speaking in September 2026, with further detail promised before that date. No nightly limit applies here either, London being the national exception. What does apply is the judgement of five separate councils, Leeds, Bradford, Calderdale, Kirklees and Wakefield, any one of which may conclude that a home let intensively, a flat inside a shared block above all, has undergone a change of use and therefore requires permission. Before any of that, read the lease: blocks in the centre of Leeds frequently ban short stays outright, through the lease itself or the managing agent's rules.
Taxes to budget for
- Council tax: since 1 April 2025 a furnished second home in Leeds carries twice the usual charge.
- Business rates: reach 140 nights of availability and 70 nights actually let across twelve months, and the property may be rated as a business rather than a dwelling.
- Income tax: April 2025 closed the furnished holiday lettings regime, and profit is now treated the same way as profit from any other letting.
- A possible visitor levy: confirmation came on 23 September 2026 that mayors in England are to receive the power to levy a charge on overnight stays, short lets among them. This county elects a mayor, so the question is live here, although nothing has been decided locally.
How we would approach it
In Leeds, a flat that mixes short stays with longer corporate bookings is more resilient than one chasing weekend tourists alone. In the valleys, a well-presented cottage with good walking information, drying space and parking earns loyalty. Bradford, Calderdale, Kirklees and Wakefield
Leeds tends to overshadow the rest of the county, yet its neighbours have their own pull. Bradford was UK City of Culture in 2025 and is home to the National Science and Media Museum; nearby Saltaire, a model mill village, is a UNESCO World Heritage Site, and Salts Mill displays works by David Hockney. In Halifax, the restored Piece Hall hosts concerts in its courtyard, while Shibden Hall draws fans of Gentleman Jack.
Wakefield has the Hepworth gallery and, close by, the Yorkshire Sculpture Park and the National Coal Mining Museum. Huddersfield's university and stadium bring sports and academic visitors. The Keighley and Worth Valley Railway, where The Railway Children was filmed, runs to Haworth, and Ilkley Moor with its Cow and Calf rocks is a favourite walk.
Owner points
- Flood risk: the Calder valley, including Hebden Bridge and Mytholmroyd, flooded badly in 2015 and 2020; check the insurance and flood defences for any low-lying property.
- Concert nights at the Piece Hall fill Halifax quickly; adjust prices in advance.
- Steep streets: many mill towns have narrow roads and limited parking; say so clearly.
