Short-term letting in Surrey
Surrey sits outside London's 90-night cap, but some former Surrey towns do not: what owners should check on planning, local taxes and the coming register.

AirDNA market averages (markets with at least 150 active listings), atlas updated September 2026, in pounds (1 EUR = 1.1403 USD = 0.86045 GBP, ECB 25/09/2026). An average across all property sizes, not a promise. Rules status: our summary — read the text and the guide.
Green belt, racecourses and two airports
Surrey's appeal for short-stay guests is proximity without the price of central London. Guildford, Farnham and Dorking give access to the Surrey Hills; Epsom hosts the Derby; RHS Wisley and the county's great gardens bring garden lovers; and Woking and Weybridge put London within half an hour by train. Heathrow and Gatwick create demand from families visiting relatives, travellers catching early flights and staff on assignment. Detached houses suit groups and families, while flats near stations serve business visitors.
Check whether your address is in Greater London
This is the first question in Surrey. Kingston, Richmond, Sutton and Croydon were historically in Surrey but are London boroughs today, and there a whole home can only be let short-term for up to 90 nights a year without planning permission. In the administrative county of Surrey, that cap does not apply. There is also no licence or register for now; the government announced on 3 September 2026 that England's national register should be fully operational by March 2027.
Planning and local taxes
Surrey's eleven district and borough councils each judge whether intensive short letting changes the use of a home. No council tax rule is uniform either: since April 2025 each district can double the bill on furnished second homes, and policies differ. A let that is available for 140 nights, actually let for 70, and intended to continue can be assessed for business rates, with any stay over 28 nights excluded from the count.
What we would focus on
Large Surrey houses attract group bookings, so screening guests and setting firm rules on parties protects both the property and your relationship with neighbours. Airport-driven demand rewards clear arrival instructions, flexible check-in and secure parking. Check mortgage and insurance conditions, many of which exclude holiday letting unless declared. Finally, keep the fire risk assessment, gas safety record and electrical checks current, because the same safety duties apply to a family house let to visitors as to a small guesthouse. Tell us about the property: we study every request and tell you honestly whether and how we can help.
Cyclists, golf and car culture
Box Hill, whose zigzag road featured in the 2012 Olympic road race, has made the Surrey Hills a magnet for road cyclists, and Leith Hill tower and the Devil's Punch Bowl at Hindhead draw walkers. Denbies near Dorking is one of the largest vineyards in England, and the North Downs Way crosses the county. In September, the Wentworth Club at Virginia Water hosts the PGA Championship, one of the most important golf weeks in the European calendar.
Motoring heritage is strong around Weybridge: Brooklands Museum occupies the site of the first purpose-built motor racing circuit, and McLaren's technology centre at Woking brings corporate visitors. Thorpe Park near Chertsey pulls teenagers and families. Sandown Park at Esher and Kempton add racedays. The University of Surrey and its research park at Guildford, Royal Holloway at Egham and the Pirbright Institute produce academic and scientific visitors throughout the year.
What to do with it
- Cyclists want a lockable space for expensive bikes and somewhere to wash them.
- For golf week and racedays, set minimum stays and prices well ahead.
- Near the universities, flexible stays of several weeks can steady occupancy.
